A week in the life of a Property Mentor
Hello friends,It seems only yesterday that I was writing my last blog. It must be the dark mornings and dark nights that are now upon us. Nick Fox (HMO Expert)This week we are pleased to introduce James Lomax. James is our Operations Director. He also heads the New Build Department, specialising in land acquisitions and project development. With his vast experience and love for property ventures this will be a positive direction for the companyThe big countdown to tomorrows website launch is upon us. The team and I are very excited about this. The designers have done a fantastic job in portraying exactly what we are about. So if you are reading this after the 15 October – Let us know what you think? Be great to know your thoughts. Congratulations to our mentee Richard from Eastbourne for securing his first HMO property and being well on the way to completing his research on his 2nd one. Work has completed at Nick Fox HQ. The new parking area is now in place and looks pretty impressive. Also the new office is now a bright and spacious place, which is proving to be a far better environment for all of us. We can feel the productivity running threw our veins One of our services that we are putting into the spotlight this week is our ‘Property Sourcing’ (armchair investment) area. We work closely with you to compile a focused and realistic brief, which takes into account your requirements and preferences relating to the style, condition, size and location of the property. We can advise on different areas and options available within your budget. We thoroughly search the market by working with local estate agents and our extensive network of developers and private contacts. This means that as well as being informed about all properties currently available, we also know about properties, which aren’t officially on the market. We then preview every property, which closely matches your criteria. When the right property is found, we discuss negotiation tactics with you and handle the negotiations on your behalf. Our negotiating power means that our service often more than pays for itself, and our relationships with estate agents mean that we can often give you a competitive advantage if there are other offers on the property, as estate agents know that we act for serious buyers and we bring speed and efficiency to the process. To top it all off, we can even market and manage the property for you. So it really is a sit back and let us do the hard work for you. A big cheer goes out to my youngest son Albert. He reached the ripe old age of ‘2’ this week. Birthday cake and hypoactive kiddies everywhere – Bliss.Lets see what this week has in store. Have a good one.
