Property development is on the rise in several booming world economies. An example of this can be seen in the UK where the government is preventing property prices from skyrocketing by infusing £1 billion to promote construction ventures. Here are 3 concrete reasons you need to get into property development:

HMO Property Success – Book of the month for March

BookCover HMP - PNG-JPEGNick Fox’s (HMO Expert) “HMO Property Success” has been featured as book of the month for March on the Property Tribes website. In the words of Jayne Owen, who offers this months review
“I would strongly recommend that anyone considering this strategy reads HMO Property Success. Around half of Nick Fox’s portfolio consists of HMO’s, which amounts to over 500 rooms let mainly to professionals. That’s a serious business from any perspective and he is well qualified to write about the subject.”

A week in the life of a Property Mentor

Hello friends,Sorry it’s been more than a week since my last blog – time really did slip by with so many meetings and appointments to attend.Ok, great news on the planning front. We have been granted permission on a 3 bed detached property in a garden title split that we are already doing. I will most definitely keep you posted on the progress of this and the other new builds that we are currently working on.Screen Shot 2014-11-18 at 11.42.45I am giving informative interviews this week to the two major national property magazines this week. ‘Your Property Network’ and ‘Property Investor News’. The main topic is… “What’s it like to build and run a large HMO portfolio from a HMO landlord perspective” I will post some content in next blog or two.We would like to welcome two new mentees this week. One is looking to create a long-term passive income and the other looking for expert advice on a current refurb project.Like with all our mentoring support packages, nothing is set in stone. Peoples requirements and needs differ, everyone’s expectations are different. This is why we stand out from many other property mentoring companies – We pride ourselves on ethics and flexibility. This starts with listening to our clients and understanding their property stories and long-term dreams. Some mentees are looking for a lifestyle with flashy boats and fast cars and others are looking for an income to fund the best form of education for their children. Everyone’s personal goals and needs are relative, so its important for us to personally advise everyone individually and not believe that one property shoe fits all.Screen Shot 2014-11-18 at 11.38.34There is always an early start to the festivities in the Fox household – With two of my five children under the age of 6, Christmas cant come early enough. So we spent a fantastic weekend in Covent Garden with the family. Enjoying the street entertainers, eating in bistros and most importantly watching the lights being switched on in Regent Street. The weather did not damper the excitement of seeing Gary, Mark and Howard pull the plunger and declare Christmas 2014 finally open – Yes its only November, but to the Fox cubs its actually 36 days, 6 hours and 12 minutes to the greatest day of the year!Let me leave you with this…..

Prosperity is created by two things:Adding value and solving problems

Which can you do today?

Have a good one – see you next week.MO3X9041Nick Fox (HMO Expert)

The week in the life of a Mentor

Hello Friends,Well, here we are back to work. To kick-start the week, we have just received funding for our next self-build in MK. We will be building 3 x 4 bed detached houses. I hope to start an online diary with the progress of build through my blog. It will definitely be worth following the progress.Screen Shot 2014-11-06 at 09.46.47We are looking at expanding my portfolio by branching a little further in from the Home Counties so research has started in good ole London town. It gives me great excuse to spend a week in one of my favorite cities in the world viewing properties – Nothing like a sunny autumn day along the Embankment. We have been having major brainstorming sessions with the team. Speed is picking up to deliver a better and more accessible mentoring business. Not only will we be covering HMOs but we also will be covering the whole spectrum of investing in property, from buy to let right through to buy to sell. Updates will be posted through my blog, Twitter, Facebook as well as the website.Screen Shot 2014-11-06 at 09.20.10Like others that are passionate about their work, my enthusiasm and property does not stop when I lock the office door. Currently my property TV fix is centered around a show on Sky Living  ‘Million Dollar Listing’ a real estate programme showing you how to dress and present your properties for sale and rent. It’s worth a watch. Let me know what you think?Positive thinking is a big thing for me. I just love to have a positive thought of the day – I feel that it charges my brain, my health and also the people around me. The best way to explain this is a quote by Dr Wayne W. Dyer

When you squeeze an orange, you’ll always get orange juice to come out. What comes out is what’s inside. The same logic applies to you: when someone squeezes you, puts pressure on you, or says something unflattering or critical, and out of you comes anger, hatred, bitterness, tension, depression, or anxiety, that is what’s inside. If love and joy are what you want to give and receive, change your life by changing what’s inside

So filling myself with profound and positive quotes enables my inner ‘orange juice’ not to be tainted with bitter sediment!Let me leave you today with another one of Dyer’s quotes

“Doing what you love is the cornerstone of having abundance in your life.”

— Wayne Dyer

Have a great week and stay warm. Nick Fox (HMO Expert)MO3X9041

The week in the life of a Property Mentor

As its half-term this week, I have decided to down tools and do what I love best – spending time with my family. I am blessed to have 5 wonderful children from the varying ages of 18 down to 2 and a very supportive and extraordinary partner, whom like me, works hard maintaining a very successful business. We are often fed the notion that wealth, a successful career and material possessions are the crucial ingredients of a happy life, but surely this can not replace the valuable time you have in watching your children grow and flourish. Giving your children new and memorable experiences. Sharing their dreams and hopes for the future. This really was my inspiration in becoming an entrepreneur. I needed a career that allowed me the finance and the time to put first what really is important – my family.Research shows there may still be some way to go before parents are really able put aside work guilt-free and spend more time with their families.  While they overwhelmingly agreed family time with their children was the key to happiness, two-thirds admitted they had worked hard to achieve financial goals at the expense of it.During a recent poll, the top 5 luxury desires were not fast cars, expensive jewellery nor a personal butler; it was in fact the simpler things in life, and not about financial status or wealth.Screen Shot 2014-10-30 at 11.08.26
  1. Family day out – 61 per cent
  2. Eating out with the family and not having to clear up afterwards -55 per cent
  3. Having quality time with family without having to rush to clubs/parties – 50 per cent
  4. Sleeping in on a weekend – 45 per cent
  5. A romantic meal with partner (while the kids are being looked after) – 42 per cent
We don’t have live-in help, nor do we have an au pair. Apart from the services of the more than accommodating grandparent, we are pretty much full time parents.  To run several successful companies, along with various other work commitments is no mean feat. How do I do this ?  by putting key staff in place.  Managers that can work remotely, left to make decisions without having to be hand-led or hand-tied. Having faith and trust in your team is paramount to the goal of spending quality family time.Financial freedom is one thing; the freedom to grow with your children is another. So where are we now?  Gallivanting around London, sightseeing, visiting galleries and museums, watching street entertainers and just chatting and chilling. A 100ft yacht and an Aston Martin couldn’t possibly replace 5 ice cream smiles and aScreen Shot 2014-10-30 at 11.03.29 feeling of pride. A week in the life of a Property Mentor

Here I am writing my weekly blog on a Virgin train to London, thinking about one of the biggest influences in my life,  the man who made this journey possible today. One of the greatest entrepreneur’s of our time, Sir Richard Branson.  What makes Richard Branson so successful? I personally have a few theories on this…  The ability to see a great opportunity and grab it with both hands, the shear guts to take that opportunity and run with it and, finally, to realise that all opportunities are not measured by money, but by personal growth.   Here is a guy who has had many Screen Shot 2014-10-20 at 10.43.42business flops as he has had successes, but one constant thing is, he never gave up!  He always believed in himself.  There have been doubters and skeptics, there have been obstacles and barriers – But the attitude of ‘tell me the problem and I will show you the solution’ has made Richard Branson what he is today! Successful, wealthy and most importantly, a positive contributor to our society – Sadly the Virgin buffet cart sandwich was not!As previously mentioned, I am off to London today for a power meet with some of the biggest names in HMO Property Investing.  Ash Zuberi, Director of Easy Living Property and founder of ‘The Official HMO Property Group’; Steve Bolton of the leading and award winning franchise PPP (Platinum Property Partners), Nick Tadd & Vanessa Warwick experienced investors and founders of the most successful property forum, ‘Property Tribes’ and last, but no means least, Rupert Hunt of the greatest property HMO rental site, SpareRoom.co.uk.   The main purpose of our meet is to discuss HMO policy – Sorry, it’s all a bit cryptic at the moment, I  hope to fill you in in next weeks blogSome news in brief… We have just submitted quotes for our next building project – This will be a single let, again a bit ‘cloak and dagger’ as it’s at a very sensitive stage – More to follow.  We have now launched the website.  I love it and would like to thank the team involved in creating such a great look.  One bit I would like to highlight this week is the downloadable items in the shop.  Did you know that you can download valuable templates from as little as £4 – These templates could save you a huge amount of time constructing them yourself on excel – They range from financial spreadsheets to all important check lists.  It’s a no brainer – I know what I would rather do!This weekend I stayed and played in the most prestigious of golfing venues – The home of the Ryder Cup, Gleneagles. I played well and only lost 10 balls!! Gleneagles is a brutal course if you wander far from the fairway.  I don’t think Rory needs to worry about this future career just yetScreen Shot 2014-10-20 at 12.06.18Here’s wishing you a good week – Don’t forget all clocks fall back this weekend GMTYou can find us on FB and follow us on Twitter MO3X9041  Nick Fox (HMO Expert)

A week in the life of a Property Mentor

Armchair Investment – We can do the hardwork for you!

One of our services that we are putting into the spotlight this week is our ‘Property Sourcing’ (armchair investment) area. We work closely with you to compile a focused and realistic brief, which takes into account your requirements and preferences relating to the style, condition, size and location of the property. We can advise on different areas and options available within your budget. We thoroughly search the market by working with local estate agents and our extensive network of developers and private contacts. This means that as well as being informed about all properties currently available, we also know about properties, which aren’t officially on the market. We then preview every property, which closely matches your criteria. When the right property is found, we discuss negotiation tactics with you and handle the negotiations on your behalf. Our negotiating power means that our service often more than pays for itself, and our relationships with estate agents mean that we can often give you a competitive advantage if there are other offers on the property, as estate agents know that we act for serious buyers and we bring speed and efficiency to the process. To top it all off, we can even market and manage the property for you. So it really is a sit back and let us do the hard work for you. A big cheer goes out to my youngest son Albert. He reached the ripe old age of ‘2’ this week. Birthday cake and hypoactive kiddies everywhere – Bliss.Lets see what this week has in store.  Have a good one. MO3X9041     Nick Fox (HMO Expert)
