Showing your property to prospective tenants can be a nerve-racking experience, especially when you want to get the perfect tenant for your place. The most important thing you can do is prepare for it! You are selling both your property and yourself as a landlord to the client so you need to have everything ready and the required information to hand in order to seal the deal.

Here are our top tips for conducting a viewing that ensures your perfect tenant snaps up the rental:

1. Set Up the Property

Arrive in good time for the viewing and make sure the property is prepared beforehand. It needs to be clean, tidy and smell fresh and if you have furniture present it in the best way to show off the space. You should set the temperature in advance so they don’t notice it being too hot or cold when they enter and turn on the lights if needed. If you have a printed brochure for the property you can have one ready to leave with them along with any other forms that they would need should they want to go ahead and rent the property.

2. Present Yourself

You are selling yourself as a landlord as well as the property. You should dress professionally and prepare yourself for the appointment by remembering their name and any details from their application and previous correspondence that are relevant. It will help make them feel valued and important if you are able to drop details in such as ‘the garden would be perfect for your two children’ etc.

3. Show the Property

It is a big mistake to just leave the tenants to wander through the property unaccompanied. You are there to show the property, and you need to show it off. Guide them through the property and point out the best selling points, the key features and the benefits of the space. Show them everything including the garden, garage, sheds and other storage spaces. Once you have shown them around you can always give them more time to browse around again on their own.

4. Knowledge & Information

Potential tenants are likely to ask questions about details of the property, any appliances included, and the local area. You need to be as prepared as possible with the answers to the questions, if you don’t know the answer offer to find out and get back to them and ensure that you do. It is a good idea to familiarise yourself with the local area so that you can offer them information about shops, leisure activities, schools, transport links and so on.

5. Reassess for Success

If you have been doing viewings on a property in the same way for a long time without success you need to reassess what you are doing and make some changes to the property and the way you show it. Ask a friend to come for a viewing and give you feedback – perhaps there is one particular aspect of the property that is putting tenants off and needs improving. In the long run it will be worth your while to redecorate, get new carpets, improve the garden or the exterior to get the property rented. You can also consider using an estate agent to let the property for you.
